Avla Real Estate Area Report · Aegina · Aegina town and Agia Marina · 23 – 24 October 2026. This is a district-level assessment; it does not include an inspection of a specific apartment.

Location

Aegina is an island in the Saronic Gulf, approximately 28 km from Piraeus port as the crow flies, covering 87.4 km²; it is administratively part of the Attica region. In the 2021 census, the municipal population was 12,911, with 6,633 in the main town. Aegina is not a seasonal, but a year-round island: it functions independently with its own hospital, schools, municipal services, and ferry connections that operate throughout the winter. Few islands are this close to Athens while maintaining their own daily life; this is what sets Aegina apart.

The report covers two settlements. Aegina town is the port and administrative centre on the west coast of the island; the market, the waterfront, and the island hospital (~700 m) are located here. Agia Marina is ~9 km east of the town as the crow flies (~12 km by road, ~15 minutes); it is the island’s most developed holiday bay with its beach and pension-hotel infrastructure; the Temple of Aphaia is just above it. The town is active year-round, while Agia Marina is primarily active during the summer months.

The economy is driven by two pillars: tourism and agriculture: the Aegina pistachio (Fistiki Aiginis) has been an EU-protected designation of origin since 1996. The island’s oldest infrastructure problem, water supply, was solved with an undersea pipeline from the mainland; the line was completed in 2021 and became fully operational in 2022. Housing demand is driven by second homes and weekend use from Athens; a local consultancy assessment (May 2026) identifies Athenian second-home buyers as the largest buyer group. No large-scale new public project that would create value in the near term could be confirmed on the island.

Schools

There are no international schools with an English curriculum on the island; the options within the island are the Greek-language state schools in the town. The nearest English-language schools are in the southern and eastern suburbs of Athens; distances are as the crow flies from the centre of Aegina town, and the actual route is ferry + road:

  • St Lawrence College — British curriculum · From Early Years to Key Stage 5 · Koropi – Varkiza · ≈36 km
  • ACS Athens — American curriculum + IB Diploma and AP · English · Kindergarten to high school · Chalandri · ≈45 km
  • Byron College — British curriculum · IGCSE and A-Level · From kindergarten to high school · Gerakas · ≈49 km
  • Pierce – American College of Greece — Greek curriculum + English IB Diploma · Agia Paraskevi · ≈51 km

Daily commuting to these schools from the island is not practical. For a family with school-age children seeking English-language education, Aegina is a second home, not a primary residence. Enrollment conditions and availability must be confirmed directly with the school.

Transport

Access to Aegina is by sea; there is no airport on the island. The Piraeus–Aegina line operates year-round; in summer, over 40 sailings are reported daily. Fast boats (hydrofoil, catamaran) take 35 – 40 minutes, while conventional ferries take approximately 1 hours – 1 hours 25 minutes. Direct sailings from Agia Marina and Souvala to Piraeus generally operate between April and October and are less frequent; in winter, the main connection is the Aegina town port.

Travel times by road are without traffic; sea travel times vary depending on vessel type, operator, and weather conditions.

Tenant profile

Rental demand in Aegina is two-tiered: visitor demand concentrated in the summer months and the population living and working on the island year-round. Since short-term daily rentals are prohibited for properties acquired via Golden Visa, the tier available to GV investors is the latter; this tier is narrower but more stable compared to Athens districts.

  • Residents working on the island — municipal, healthcare, education, port, and service staff; medium-to-long term, limited in number.
  • Remote workers linked to Athens — a growing group according to consultancy assessments; most are buyers rather than tenants.
  • Seasonal workers — rentals for a few months during the tourism season (April – October).
  • Retirees and lifestyle buyers — for a quiet island life close to Athens; very long-term use.

Figures represent listing (asking) prices; actual transaction prices are generally slightly lower. A separate average is not published for Agia Marina. We do not provide unverified rental or yield figures for specific apartments.

Risks

  • Golden Visa restriction: Short-term (daily) rentals are prohibited for properties acquired via GV. As the island’s deepest rental demand is for summer rentals, the GV investor’s income model relies on long-term rentals or personal use.
  • Sea connection: Access to Athens depends on the ferry schedule and weather conditions; speedboat services may be disrupted on days with strong winds.
  • Rental data: the average rental listing decreased by 8.6% in one year; the average is volatile as the pool of long-term tenants is small and the number of listings is low.
  • Service depth: There are no English-language schools; the island hospital is small-scale, and one must travel to Athens for specialist treatment.
  • Liquidity: the buyer pool in the island market is narrower than in Athens districts; resale time may be longer.
  • Tax calendar: it has been announced that for non-EU/EEA individuals, the property transfer tax will increase from 3% to 15% as of 1 July 2027; scope and exemptions are confirmed prior to purchase.

Avla’s district view: Positive — lifestyle-oriented. Aegina is not for high yields, but a place where you buy a year-round island life 40 minutes from Athens; its permanent population distinguishes it from seasonal islands. The town side is more suitable for long-term tenants and year-round use, while the Agia Marina side is better for summer use.

Framework first

Why does the investment threshold differ for everyone?

Because there is no single figure. Legislation defines three tiers, and the location and legal status of a property determine which tier it falls into.

€800,000
Upper tier
Applies to areas under high demand. Requires a single property and at least 120 m².
€400,000
Other areas
The same conditions of a single property and at least 120 m² apply.
€250,000
Not location-dependent
Only in two cases: (a) change of use for a non-residential building, (b) restored listed building.

Practical implications for your file: The threshold for standard new builds in Attica is €800,000. Which threshold the properties in this file fall under is determined by the location and legal status of the property; this is confirmed in writing via an independent Greek lawyer’s review on a property-by-property basis. We have not stated in any section that “this apartment qualifies for GV”; we obtain confirmation via documentation.

Security and Golden Visa 2026Your funds are held in a dual-signature account — how your money is protected step-by-step, 2026 rules+
Financial protection shield

Your money does not go to the seller, but to a dual-signature account.

The purchase price is not deposited into an account that the seller can use freely. It enters a separate bank account from which not a single cent can be withdrawn without two signatures: one from the seller and the other from the lawyer Avla has appointed for you. The money is transferred to the seller in installments only as the following steps are documented.

Exclusively for Avla clientsThis dual-signature escrow account is not a standard practice offered by the developer to everyone. It is opened only for clients purchasing through Avla, and Avla appoints the co-signing lawyer. Currently, only one of our developers offers this account; we will confirm in writing during our meeting whether it is applicable to your chosen project.

The co-signing lawyer cannot be removed without your consent; funds in the account are free from seizure and liens.

Funds are released only to the seller’s account

No payments can be made to any other person or account; the flow can only be altered by a court order.

What you need to know clearly

Funds deposited into the account are used solely for the price and construction of this apartment and cannot be withdrawn. The contract is subject to Greek law; source of funds (AML) documents are required.

2026 table for Golden Visa

We will disclose the figures with documentation during our meeting; however, to set your expectations correctly from the start, the framework is as follows:

800,000 €
Standard investment threshold applicable throughout the Attica region.
250,000 €
Special route applicable only to properties converted into residential units through a change of use, with the conversion completed.
5 years
Residence permit duration; renewable as long as the property is held.
Prohibited
Short-term (Airbnb-style) rentals are not permitted for properties subject to the Golden Visa.
Important: If the price shown on the title deed falls below €250,000, the right of residence becomes invalid. This threshold must be maintained during discount negotiations. If the property is sold, the residence permit is cancelled. The threshold applicable to each project is documented separately.
Announcement · September 2026

Property transfer tax 15%

From 1 July 2027

For residential property purchases by non-EU/EEA natural persons, the property transfer tax is being increased from 3.09% to 15.45%. Corporate purchases, EU/EEA citizens, long-term residence permit holders, and individuals of Greek descent are excluded. The Prime Minister announced this on 6 September, and the Ministry of Finance provided details on 8 September — there is no draft law submitted to Parliament yet.

Portfolio Golden Visa

With long-term rental condition

The 2026–2035 National Housing Strategy proposes a separate Golden Visa category where multiple apartments are purchased as a single portfolio and all are rented out long-term. The threshold, rental duration, and conditions have not yet been drafted; market sentiment suggests it will be an option for the €400,000 / €800,000 tiers where the single-property rule applies — this is a proposal, not law.

€250,000 route

Conversion category

The €€250,000 tier is currently in effect and applies only to properties converted into residential units through a change of use. The sector is requesting an exemption from the new title deed tax for this category — the rationale being that these investments do not withdraw housing from the market, but rather create new stock. No decision has been made yet.
